The problem
We installed this electric water heater for the same Bellevue homeowner about 12 years ago, and our sticker was still on the tank. Most tank water heaters last somewhere around 10 to 15 years. This one sits in a laundry closet, where a sudden leak would soak the floor and walls, so it was time for a new one.
What we did
- Drained and removed the old tank.
- Installed a new Rheem electric water heater.
- Added a thermal expansion tank on the cold water line.
- Ran new flexible water connectors and strapped the new tank for earthquake safety.
- Placed a leak sensor beside the tank so a future leak gets noticed early.
The result
The homeowner has a new water heater with expansion protection and an early warning for leaks, put in by the same company that installed the last one.
