Tankless vs. tank water heater: which actually saves you money?
The real math on tankless — including the one cost most quotes forget to mention.

Plumbing problems tend to announce themselves at the worst possible moment — a water heater that quits on the coldest morning of the year, a drain that backs up right before guests arrive, or a pipe that finally gives out after years of corrosion no one could see. Across Bellevue, Kirkland, Redmond, and the rest of the Eastside, the calls we get most often come down to a handful of culprits: an aging tank water heater, galvanized or polybutylene pipe nearing the end of its life, a slow drain that has been getting slower for months, or water pressure that is quietly stressing every fixture in the house.
We diagnose before we quote. A technician finds the actual cause — not just the symptom — and hands you a written price before any work begins. Repipes use PEX-A or copper with a lifetime material warranty; tankless conversions free up a closet and cut water-heating costs by roughly a third; and every job gets the same finish, whether it is a five-minute faucet fix or a multi-day repipe: drywall patched, the work area left cleaner than we found it, and a technician who explains what was actually wrong.
Eastside homes built from the 1960s through the 1980s often still run galvanized supply lines or, in some 1970s-era homes, polybutylene piping that was recalled industry-wide decades ago — both are common reasons for the low pressure, discolored water, and pinhole leaks we see on service calls in Bellevue and Kirkland especially. Newer homes are more likely to be fighting the opposite problem: water pressure regulators that have failed and are quietly over-pressurizing the whole system, which is harder to spot but just as damaging over time.
A burst pipe, a sewer backup, or a water heater actively leaking will not wait for a scheduled slot. Our emergency plumbers dispatch same-day across the Eastside, any hour — shut off the main water valve if you can reach it safely, and call.
Endless hot water, up to a third less energy, and a wall-mounted unit that frees up a closet.
