The problem

This Bothell homeowner called about an older gas water heater in the garage, sitting on a wood stand beside the furnace. The homeowner had called OutToday before, and our sticker was still on the old tank from that visit. Gas tank water heaters generally last 10 to 15 years, and once they start to go, a garage leak can run under the drywall before anyone notices. The homeowner called, and Andrew was out the next morning.

What we did

  • Shut off gas and water, drained and removed the old tank.
  • Set a new Rheem Professional Classic gas water heater on the existing stand.
  • Installed a thermal expansion tank on the cold water line.
  • Ran a new flexible gas connector and new water connectors, then leak tested the gas line.
  • Reconnected the vent to the existing flue and confirmed proper draft.
  • Installed new seismic straps, which Washington requires on water heaters.

The result

Hot water was back the same day Andrew arrived. The install had a complication the homeowner described as a curveball, and it was handled on the spot without a return trip. Her Google review afterward: "Called and he was out the next day bright and early. We threw him a curveball with our install but of course he came through."
